Estate Cleanouts

Estate Cleanout Dumpster Rental in Melbourne, FL

Brevard has a large older population and a lot of long-held homes, so estate work here runs year-round. We pace containers around probate, appraisal and family schedules rather than rushing a house that deserves a careful pass.

Estate cleanouts are steady, year-round work in Melbourne in a way they are not in most towns. Brevard County has a large older population, a lot of houses bought in the sixties and seventies and never sold, and families spread across several states. When a home finally comes up for clearing, it is usually forty or fifty years of one household compressed into a slab-on-grade three-bedroom with a packed garage, a full attic and a shed that has not been opened in a decade. That is a different job from a remodel haul-off.

The pacing is what makes it different. Probate has its own clock, an executor may not have authority to dispose of anything yet, and beneficiaries who live out of state often have a single week on the ground to make decisions. We work around that instead of against it: a container out for the sorting pass, a swap when the family has been through the rooms, and a final box for what is left. Our estate cleanout checklist lays out the sequence.

Appraise before anything leaves the property. That is the single piece of advice we give every family, because the item that gets tossed in hour one is the one somebody asks about in week three. Coins, tools, firearms, jewellery, mid-century furniture and paperwork all deserve a look from someone qualified first. Once the decisions are made, the hauling is straightforward — and our junk removal service can carry it out for families who cannot be here to load it themselves.

What Turns Up In A Brevard County Estate

Service And Space Programme Records

This is the Space Coast, so military discharge papers, NASA and contractor badges, launch memorabilia and programme photographs surface constantly. Set them aside — families and museums want them.

Paperwork And Personal Records

Tax files, medical records, deeds, insurance policies and bank statements are scattered through drawers and closets. Nothing with an account number or a signature belongs in an open container.

Decades Of Garage Storage

Tools, hardware bins, fishing gear, spare parts and a workbench built in place. The garage often holds the most valuable and the most worthless material in the entire house, mixed together.

Attic And Holiday Storage

Boxed decorations, luggage, keepsakes and stored furniture that has cooked through thirty Florida summers. Most of it comes down damaged by heat and humidity rather than by age alone.

Furniture And Mattresses

Bedroom sets, recliners, dining suites and mattresses. Solid wood pieces often have real resale or donation value, while upholstered items that have absorbed humidity generally do not.

Appliances And Electronics

A second refrigerator in the garage, a chest freezer, window units, tube televisions and old computers. These get separated out rather than loaded loose into the main container.

Screen Room And Patio Contents

Florida rooms and screen enclosures collect plant pots, patio sets, pool equipment and storage bins. Aluminium furniture frames are worth pulling for scrap before the rest goes in.

Shed And Yard Equipment

Mowers, edgers, fuel cans, fertiliser and pesticide containers. Drain fuel and oil, and route the chemicals to a household hazardous waste drop-off rather than into the box.

Sequencing Containers Through A Long Cleanout

Most Melbourne estates need more than one box, and pretending otherwise leads to a rushed job. We usually start with a 20 yard for the obvious discards — the failed furniture, the ruined attic boxes, the garage overflow — then swap next-day once the family has walked the rooms. A larger house or a full furnished clearing runs to a 30 yard, though it needs real driveway length and a clear approach, which not every beachside lot has. A 15 yard is the right final box: the last pass is always smaller than anyone predicts, and a half-empty large container is wasted money. Tell us the square footage, whether the garage and attic are included, and how many days the family has, and we will map the swaps around it.

Privacy, Association Rules And Pre-1980 Hazards

An open container in a driveway is visible to the whole street, so we set it loading-side away from the road where the lot allows and we do not leave identifiable paperwork exposed. Shred or securely destroy anything with account numbers, medical detail or signatures rather than tossing it. In 55-plus communities and condo associations around Suntree, Viera and the beachside, expect placement rules, a day limit and sometimes written approval before delivery — confirm the current version, because associations amend them. One more thing that stops a job cold: pre-1980 Florida houses regularly carry asbestos in popcorn and textured ceilings, floor tile and mastic. If the cleanout turns into removal, stop and test, and our Melbourne estate cleanout checklist flags where it hides. The Florida Department of Health and Florida DEP set those rules and they do change.

Estate Cleanout Dumpsters FAQs

How long does a full estate cleanout take in Melbourne?

A typical three-bedroom with a loaded garage and attic runs three to seven working days if the family is on site and decisions are getting made. It stretches when beneficiaries are coordinating from out of state or probate has not cleared. We plan for that rather than fighting it: one container for the first sorting pass, a next-day swap, and a smaller final box. If you have a hard listing date or a closing, tell us at booking and we will build the swap schedule backwards from it.

Should anything be appraised before we start throwing things away?

Yes, and this is the mistake families regret most. Coins, firearms, jewellery, tools, mid-century and rattan furniture, art, militaria and space programme memorabilia all deserve a look from a qualified appraiser before a single box goes over the rail. On the Space Coast in particular, launch-era photographs, badges and contractor material carry genuine collector and museum interest. Appraise first, then clear. Once it is in the container and on the truck, the conversation is over.

The executor is out of state. Can you handle it without us there?

We can. Plenty of Brevard estates are managed from another state, and we work with the executor, the realtor or an estate professional on the ground. You approve what leaves, we send photographs before and during, and containers get swapped on a schedule you set. Combining a container with our crew hauling option is usually the right call when nobody local can do the loading. Give us one point of contact and a clear scope.

What about the popcorn ceiling and old floor tile in a 1960s Melbourne house?

Treat both as suspect until tested. Pre-1980 Florida homes commonly have asbestos in textured and popcorn ceilings, nine-inch and twelve-inch floor tile, the mastic under it and pipe insulation. Clearing furniture out is fine; scraping ceilings or pulling tile is not, and we cannot accept asbestos-containing material in any container. Have a licensed inspector sample it. Florida DEP regulates the work and requirements change, so confirm before anyone starts.

Can we donate instead of dumping most of the house?

A good portion of it, yes, and we always sort that way first. Solid wood furniture, working small appliances, tools, kitchenware, linens in good condition and unopened supplies all have donation routes in Brevard. What generally does not: upholstered furniture and mattresses that have absorbed humidity, particleboard that has swelled, and anything with visible mould. Charities here turn those down for good reason. Sorting honestly at the start saves you a second container at the end.
